- Preliminary Study
In this phase, our architects develop the initial concept of the project. Typically, this involves presenting drawings, images, or models to ensure the client comprehends the proposed design. Concurrently, Specialty Projects commence under the architect's direct coordination.
- Preliminary Project / Request for License
Depending on the project's nature, it may require licensing from the relevant authorities. If licensing is unnecessary, this stage serves as an intermediate phase of project development. Here, the architect refines the project according to the preliminary study, preparing it for approval by the City Council and other involved entities. Simultaneously or subsequently, the necessary specialty projects are developed to fulfill legal requirements for approval.
- Execution Project / Measurement and List of Quantities
Following approval by the competent authorities, the architect prepares the Execution Project, comprising detailed drawings and specifications outlining all necessary works for construction. Concurrently, a list of quantities is prepared based on measurements, detailing materials, types of work, and execution methods to assess project costs (budget). These documents, along with technical and contractual conditions, form the basis for presenting a budget to ensure the contractor's completion of the work.
- Selection of the contractor
At this stage, the client selects the contractor, considering factors such as technical capacity, pricing, and project timeline. The architect may provide technical guidance during this process. Additionally, according to legal regulations, the project director, responsible for ensuring quality and compliance, is appointed.
- Technical Assistance in the Execution
During this phase, the architect provides guidance on interpreting drawings, offers project-related information, and assists in verifying material quality and work execution. While technical assistance is not mandatory, it can be included in the contract between the parties.
